Its important therefore to be able to provide services that work across a diverse range of clients; there are those that want to be hands-off and never involved, equally there are those that are confident in handling matters beyond the initial negotiation themselves.
Our simple to use let only service, efficient and economical. Add-on our Legal pack to ensure the tenancy notices, referencing and checks are all undertaken to current legislation.
We'll organise all the paperwork and deal with the accounts collecting the rent for the duration of the tenancy. You'll be able to use your own contractors and undertake maintenance.
We take on the whole management of the property, create all the notices and act as first point of conduct for the tenants. At the end of each tenancy period we will renegotiate and produce new paperwork, carry out periodic inspections and handle end of tenancy documentation on your behalf.

3. Finding a tenant
Finding the right kind of tenant is important for a smooth let. Stanford Estates are here to advise you on the suitability of tenants for your property and discuss the details of any offers.
Don’t just take our word for tenant suitability; we have an out-sourced stringent referencing process where the potential tenants will be credited checked at the address on the electoral role, have their employment verified, be asked to provide a reference from their current landlord and have to satisfy the affordability criteria.
5. Tenancy agreement
Our tenancy agreements are updated periodically inline with the changes to legislation, they are included in with our letting fee so you can rest assured your tenants will be signing the most up-to-date, legally binding contract and it’s all part of the service.
6. Third party arrangement
Our team are more than happy to organise basic third party contractors as part of the service. Whether the property needs a quick clean, gas safety certificate or inventory to be organised, our property management dept. are on hand to help get the property ready for your tenants to move in.
7. Set up payments
The contract will specify the bank details of the account the tenants need to pay their rent into, however, we go one step further and ask the tenants to fill in a standing order mandate with their bank details to avoid any delays in receiving your monthly rent.
8. Key hand over
So your tenants have passed referencing, signed their contract, paid their move in monies and it is the day the contract begins and you are unavailable. Don’t worry, we will organise for the tenants to meet in the office to collect their move in pack and hand over the keys to their new home.
