Wherever your attention needs to be, we’ll handle this responsibility for 10% +VAT (12%) fee from the monthly rent + upfront admin/marketing fee of £1,000 +VAT (£1,200).

Our process

It’s simple to get started with Stanfords

1. High quality marketing

We go to a lot of effort to ensure quality marketing is produced for every property. This includes floorplans and professional photography to help it stand out from the crowd.

2. Fully advertised

Your property will be marketed using the best platforms available. We currently advertise every lettings property to our database of applicants, as well as via print advertising in our office windows and online listings on our own website, Zoopla & Rightmove.

3. Finding a tenant

Finding the right kind of tenant is important for a smooth let. Stanford Estates are here to advise you on the suitability of tenants for your property and discuss the details of any offers.

4. Referencing

Don’t just take our word for tenant suitability; we have an outsourced stringent referencing process. Potential tenants will be credit checked at the address on the electoral roll, have their employment verified, be asked to provide a reference from their current landlord and have to satisfy the affordability criteria.

5. Tenancy agreement

Our tenancy agreements are updated periodically inline with the changes to legislation. They are included within our letting fee so you can rest assured your tenants will be signing the most up-to-date, legally binding contract and it’s all part of the service.

6. Third party arrangement

Our lettings agents are more than happy to organise basic third party contractors as part of the service. Whether the property needs a quick clean, gas safety certificate or inventory to be organised, our property management department is on hand to help get the property ready for your tenants to move in.

7. Set up payments

The contract will specify the bank details of the account that the tenants need to pay their rent into. We go one step further and ask the tenants to fill in a standing order mandate with their bank details to avoid any delays in receiving your monthly rent.

8. Key handover

So your tenants have passed referencing, signed their contract, paid their move in monies and it is the day the contract begins – and you are unavailable. Don’t worry, we will organise for the tenants to meet in the office to collect their move in pack and hand over the keys to their new home.

An aspect that should never be overlooked. The simple Lettings Board will draw the attention of passers by and encourage impulse viewings. You shouldn't be without one.

National websites

We expect property portals to make up approximately 50% of viewings that you'll receive when your property goes live. Stanfords advertise on all the big portals (and many smaller ones too) to ensure we squeeze everything we can from online activity.
